Less-Than-Perfect Credit? Manufactured Homes in San Antonio

Buying a manufactured home in San Antonio or Bexar County with bruised credit? How home-only vs land-home loans work, what to gather and where to start.

10/13/2026

If you live in San Antonio or anywhere in Bexar County and your credit score isn't where you'd like it to be, owning a manufactured home may still be within reach. This guide explains how credit plays into the two main ways manufactured homes are financed, what a FICO score improvement plan actually means, and which documents lenders usually ask for. Mobile Homes Factory Direct (MHFD), on Quarter Horse in Von Ormy on the southwest side of San Antonio, says its mission is to make homeownership attainable "no matter your credit history." Here's how to get started on the right foot.

Home-only vs. land-home loans: why the difference matters

How a manufactured home is titled shapes the kind of loan you can use. The Consumer Financial Protection Bureau (CFPB) explains that a manufactured home titled as personal property generally has to be financed with a personal property loan, often called a chattel loan, while a home titled as real estate can be financed with a mortgage. You'll usually hear these called "home-only" and "land-home" loans.

The CFPB's research on manufactured-housing loans found that chattel loans are more likely than mortgages to carry high interest rates, and that they come with significantly fewer consumer protections. For example, certain disclosures under the Real Estate Settlement Procedures Act apply only to mortgage borrowers. The CFPB also found that some buyers who owned their land and could have qualified for a mortgage still chose a chattel loan. If you own land, or plan to buy some, in Bexar County or a nearby town like Somerset, Lytle, Castroville or Pleasanton, ask a lender to show you both options side by side.

Where FHA fits in

The Federal Housing Administration (FHA) insures loans for manufactured homes under two programs.

FHA Title I can cover the home only, a lot only, or the home and lot together. According to HUD's Title I page, the home must be your principal residence, it can sit on a lot you own or lease, and borrowers must meet FHA eligibility and credit underwriting standards. HUD also says loans are subject to limits that include minimum credit scores, minimum cash investments and maximum loan-to-value ratios.

FHA Title II is a land-home mortgage. HUD guidance says the home must be classified as real estate, be designed to sit on a permanent foundation built to FHA criteria, and the mortgage must cover both the home and its site.

FHA loans are made by FHA-approved lenders, not by HUD itself. HUD notes that local retailers can point you to lenders in your area that specialize in manufactured homes. Credit requirements, down payment and terms are set case by case, so no one can promise you an approval or a rate before a lender reviews your application.

How credit affects your options

Your credit score is one piece of the picture, not the whole thing. MHFD's What You Need to Know page says lenders weigh credit scores along with income and job and residential stability, and that "no one factor" can guarantee an approval or a rejection.

In general, a lower score can mean a larger down payment or a higher rate, and a stronger score can open up better terms. That's why the CFPB recommends reviewing your credit reports early, so you have time to correct any mistakes before you apply.

What a FICO score improvement plan means

MHFD offers a FICO Score Improvement Program aimed at helping customers raise their credit score so they may qualify for a smaller down payment and a lower rate. MHFD's page says money a customer puts into the program is applied toward their down payment, and that it starts with a free Customer Profile Assessment. The program doesn't promise a specific score increase or result, so ask the office how it works for your situation, what you'd put in and how long it typically takes.

Whatever path you take, the basics of credit improvement are the same: check your reports for errors, pay bills on time and keep balances in check. None of that is a quick fix, but it can widen your options over time.

Documents lenders usually ask for

The CFPB's guide to building a loan application packet suggests having these ready:

  • Pay stubs for the last 30 days
  • W-2 forms for the last two years
  • Signed federal tax returns for the last two years
  • Documentation of any other income
  • Your two most recent bank statements
  • Documentation of where your down payment is coming from (including a signed gift letter if a relative is helping)
  • Proof of identity, your Social Security number, and documentation of any recent name change
  • A certificate of eligibility from the VA if you're a veteran planning to use VA benefits

Each lender has its own list, so treat this as a starting point and ask what else your lender needs.

Getting started with Mobile Homes Factory Direct

MHFD's financing page says the company works with a wide network of lenders and often helps credit-challenged buyers. The first step is the free Customer Profile Assessment on the pre-approval page, which asks for applicant, residency and income information. MHFD's consultants then use it to show you which homes and loan programs you're most likely to qualify for. Filling it out doesn't guarantee an approval, but it gives you a clear picture of where you stand.
